TERMS

PROCEDURE:

Property to be offered for sale in 1 Parcel.  Bidding on the land shall be based on a dollar amount per surveyed acre.

DOWN PAYMENT

Successful bidders will pay $40,000. as Earnest Money on the Day of Auction, upon signing a contract to Purchase.  The Earnest Money can be paid in Cash, or by Personal, Corporate or Cashiers Check.  The balance of the Purchase will be due upon closing on or before Sept. 20, 2014.

POSSESSION   Possession of Property shall be at closing, subject to harvest of 2014 Crop. 

FINANCING  Your Bidding is not conditional upon Financing.   Lenders Representatives will be in attendance at the Auction, or call Gordon to be referred to them prior to the Auction. 

REAL ESTATE TAXES  The Seller shall credit buyer at closing for 2014 Taxes payable in  2015 based on the most recent ascertainable information

SURVEY  Seller shall provide a  boundary  survey prepared by a Licensed surveyor. 

TITLE   Seller will furnish successful Bidders an Owner’s Policy of Title Insurance in the amount of purchase price and a deed conveying the Real Estate to the Buyers.

AGENCY  Auctioneer Gordon Stade and his respective representatives are exclusive agents of the Sellers.

ANNOUNCEMENTS  Given on the day of the Sale shall have precedence over any and all or previous advertising and descriptions.  Bidding increments shall be at  the sole discretion of the Auctioneer.
